The development is valued at Rs seven point five billion (bn) and will focus on purpose-built residences for older adults. The partners intend to combine real estate expertise with specialised senior care services. The homes will target retirees seeking community living with accessible services and opportunities for social engagement. The project will be developed in phases across select cities and will include assisted living, independent living and wellness facilities. Design will emphasise accessibility, safety and community spaces to support social engagement and wellbeing among residents. Amenities will incorporate healthcare partnerships, leisure areas and on-site support services. Operational models are expected to feature trained caregiving staff, digital monitoring and concierge services to enhance resident safety and convenience. Developers expect rising demand for specialised senior housing as demographic trends lead to an ageing population and greater preference for purpose-built options. The partnership is presented as a strategic response to market interest in integrated living solutions that blend accommodation with healthcare and lifestyle services. The venture is also expected to generate employment in construction and operations while supporting local supply chains. Investors are reported to view senior living as a resilient asset class that can deliver long-term returns amid changing housing preferences. The partners indicated that approvals and site selection will determine the construction timeline and that development will proceed in accordance with regulatory requirements. They said the alliance combines Brigade Group's development capabilities with Primus Senior Living's operational expertise to deliver age-friendly communities. The Rs seven point five bn commitment is expected to be deployed across multiple phases over the coming years. Both firms signalled that the initial phase would focus on establishing operational standards and resident services before scaling the model to additional locations.
